      New details tonight on a major hotel and retail development coming to Davenport. Elmore Marketplace going in at Elmore and 39th Street has more than a half dozen retailers signed on. The project is bringing several national brands to the Quad Cities area.
     Developer Heart of America Group has been working for several years to find fresh storefront options to fill the strip mall with. Seven are being announced at this time: DSW Show Warehouse, Banana Republic, Beauty Brands, Carter's, Charming Charlie, Lane Bryant, and Pier 1.
     Over at the site this week crews are moving ground to get the project underway. It will be close to 100,000 square feet, and phase one will fill about half of that. Mike Whalen, CEP of Heart of America Group says he's found that the area is lacking when in comes to apparel and fashion options, particularly for women. He says that results in a net loss of tens of millions of dollars. But with the construction getting underway and having a list of many new stores to this area, the hope is that more will follow.
      "A lot of other retailers that aren't in this market we believe they'll come back and say oh you really do have these folks coming, you do have them under lease, okay let's sit down and get serious," said Whalen. "It's good for the economy. It's not a zero sum gain by any means. We think we'll keep people here from driving to Chicago."
    The more than 100-room Holiday Inn and Suites hotel will the be anchor of the space. It will feature a new restaurant brand called J Bar, which is a cousin to Johnny's Italian Steakhouse. All of this will bring hundreds of construction jobs and a potential couple hundred in retail after that.
     The plan is to turn the site over to retail tenants at the first of the year. Sometime next summer phase two and the hotel are expected to open.
